One of our latest projects allowed a fast planning consent for our client and ensured a reduced level of stress, while we filled the gaps in their documentation. Here’s how we got from purchase to approval and how it can work for you too!

1. Our client discussed options with us early

Our client contacted us once the property was purchased and sought our advice on the potential for development. By analysing the Planning and Development Code and site features, we were able to provide options for our client to further review with their building designer. It was at this stage we were also able to provide our client key information on what documentation would be required to get the consent over the line.

2. Plan Reviews and Aligning to the Code

Prior to lodgement of the formal application, our client sent through initial concept plans for review. The initial documentation for four dwellings showed a few critical points which were not able to meet the code without the dwellings being significantly reduced, resulting in a poor outcome. Through discussions with the designer and client, the proposal was reduced to three dwellings and a final plan review was undertaken to ensure these plans aligned to the code, suitable for fast-track approval (deemed to satisfy).

3. Additional Documentation and Approval

Once the plans were confirmed, CPD was able to organise additional documentation to enable lodgement of the application. One key missing item was a matching site-works and drainage plan (civil plan) which was required for final sign off of the fast-track planning consent. We were able to obtain this plan from our network of engineers and lodge the proposal through to the Plan SA portal for assessment and approval. Planning approval for both the dwellings and matching land division were issued in only a few days, allowing our client to start preparing for sale of the properties.

Our client was able to achieve a planning consent only a matter of weeks after purchase of the property and work through key issues without back and forth with Councils Planning Department. By ironing out the details early in the process, the proposal was able to be issued fast-track consent and is now on the market ready for a lucky buyer to snap up and get building!
