New Boutique Tourist Accomodation on the Way in Tanunda SA.
The Barossa Valley is awaiting the opening of its next boutique accomodation option on the outskirts of Tanunda. CPD was able to achieve planning consent for the new offering and work through a number of challenges during assessment in order to achieve a great outcome for our client. Read on to find out more about the challenges we faced and how we found solutions to work towards an approval!
Site Contamination
The proposal site was a non-residential allotment which was wholly for rural and horticultural. The primary function of the allotment is and remains to be as a vineyard, with the proposed tourist accomodation located nearby on a vacant parcel of land on the site. Because of the use of the land a site contamination investigation and declaration form was required to be provided by suitable consultant. We were able to help our client work through this process and achieve a favourable outcome which concluded that no site contamination was likely. The proposed tourist accomodation use was therefore acceptable without any remediation works as expected.
Landscaping and Vegetation
Due to the proximity of the proposed development to busy public roads it was required that high quality landscaping be instated around the new accomodation structure. Details on plantings including pot sizes, maintenance methods and planting locations were required to satisfy Council that the visual impact of the proposal was reduced and in-keeping with the surrounding area. The proposal was able to demonstrate a high quality outcome for the site which ensure the structure is hidden from public view, providing a natural back drop and enhanced privacy for occupants.
Public Notification
The tourist accomodation application was required to be publicly notified to surrounding neighbours and subsequently received one response. Uniquely, the response was generally supportive with minor concerns. The concerns were addressed by the applicant and through careful management of the accomodation is unlikely to cause concern to any adjoining neighbour. Through careful pre-planning and provision of suitable documentation objections were avoided and a Council Assessment Panel (CAP) meeting to decide the application was not required.

By following a clear pathway towards approval, CPD was able to ensure a positive outcome for this client. The planning consent was ultimately granted with minimal objection or discussion with Council keeping the client on track. Whilst some actions like site contamination investigations are unavoidable, careful management of the project and application ensured a favourable outcome with minimal delays.
