The development in Fulham Gardens consists of a proposal for a range of housing types across a 6,000 square metre site which fronted three different roads. Eventually the proposal was settled to become four community titled group dwellings, five Torrens titled detached dwellings, and a super lot of approximately half the site for future development. The proposal was presented over a number of development applications for land division and dwelling consents. This has since resulted in the development approval of all proposed dwellings on the site and matching land divisions.

Throughout the approval process a number of issues were identified including widespread stormwater problems. This required detailed stormwater management designs completed by project civil engineers to be submitted showing adequate on site stormwater retention and detention. Stormwater on mostly vacant sites can be a challenge given outgoing flows must be limited to predevelopment levels. A combination of underground and above ground tanks were shown and eventually Council was satisfied that the site could achieve suitable stormwater management to reduce off site flows to pre-development levels.

Further infrastructure issues were raised in regard to the extensions of pedestrian footpaths as well as widening of the verge to accomodate these footpaths. Traffic movements in and out of each dwelling site were also extensively reviewed to ensure compliance to the Australian standards. This changed the boundaries of each site as well as entry points and driveway widths. Due to these changes further design solutions were required to ensure other critical aspects of the dwellings were code compliant.

As you can see, developments of this scale and complexity require a careful balancing of all elements which are tugging the design one way or another. Often changing one element of the design for the better actually makes another element much worse. Therefore it is critical to have a team of professionals working together to ensure the best possible outcome for your project.
